Bridging Facility for 13 Apartments at Koa House, Battersea Power Station

Cohort Capital provided a bridging facility to support the acquisition of 13 brand new 1-bedroom apartments in Koa House, Battersea Roof Gardens, part of the iconic Battersea Power Station development, London. The apartments have a combined 7,613 sq ft and are held on separate 986-year leasehold titles. Residents at Battersea Roof Gardens benefit from extensive amenities, including a 29,000 sq ft rooftop garden, an 8,350 sq ft Sky Lounge with sunset bar, workspaces and cinema room, and a 2,500 sq ft fully equipped residents’ gym. The development also offers immediate access to over 150 shops, restaurants, bars, leisure and entertainment venues, as well as excellent transport links via the Northern Line, overground stations, and London River Bus services.

Cohort Capital provided a £10m bridging facility to fund the acquisition. Security for the loan included a first legal charge over all 13 apartments, a debenture and share charge over the owning company, and personal guarantees. The apartments are spread across nine floors, all featuring winter gardens. Eight apartments face west, and five face east.

The borrower negotiated a block purchase discount and engaged JLL as letting agent to furnish and manage the apartments, with a rental guarantee in place. Once let, the borrower plans to refinance the bridging facility onto long-term debt, with terms already agreed from a bank.
