Park Tower senior loan facility

Cohort Capital, in partnership with King Street Capital Management and funds managed by Apollo, completed a £348 million senior loan facility to refinance The Park Tower Hotel, a landmark, 271-key freehold property in Knightsbridge, London. The transaction follows a £68 million mezzanine facility completed by Cohort Capital earlier in the year, which partially repaid existing debt and provided additional time to secure long-term refinancing. It builds on Cohort’s February refinancing of Arlington House in St James’s, reinforcing the firm’s growing capacity to advise and execute complex, large-scale financings across the UK real estate market.

Park Tower is a 16-storey property built in 1973. It includes a casino and restaurant Nusr-Et. The hotel is located opposite the Mandarin Oriental Hyde Park, close to Sloane Street and Harrods, and with direct views across Hyde Park. Park Tower stands out for its scale, prime location, and repositioning potential. Its proximity to Hyde Park, substantial footprint, and planning flexibility offer a combination of attributes that make it uniquely positioned for long-term value creation.

The business plan leverages Cohort Capital and King Street’s proven track record of optimising luxury hotel properties, and repositioning prime assets with integrated residential and retail components.

The transaction was advised by a team of leading legal professionals:

Cohort Capital and King Street were advised by Simpson Thacher & Bartlett LLP and Mishcon De Reya LLP, while Linklaters advised Apollo. The sponsor was advised by Taylor Wessing and Mutual Finance Ltd.

The deal marks Cohort Capital’s largest loan to date and its second collaboration with King Street Capital, underscoring the firm’s commitment to disciplined execution and partnership-led financing strategies. Park Tower represents a combination of scale and high repositioning potential in London’s prime hospitality market. Cohort Capital’s approach supported the sponsor’s strategy and enabled us to structure a facility that unlocks the asset’s long-term value.
