A public figure was going through a dispute and required urgent funding for litigation costs, a site was offered to us as security in a very strong location just off Kings Road. The property was a derelict commercial building, but we took into account an element of hope value – after assessing several reversionary use values an incoming buyer would achieve.
We stepped in and completed the loan after a traditional bridge lender failed to value the site with the correct approach, the borrower had unfortunately been let down after incurring costs from the previous lender. Our property background enables us to approach these types of properties differently.
