Cohort Capital was introduced to an established developer who had acquired a large vacant building in the centre of Leeds. Planning had taken two years to achieve and these costs, along with the acquisition monies in 2019, had been 100% from the developer’s equity. The asset had detailed consent for 518 student beds, Cohort lent £3 million so the developer could acquire a new site.
Cohort Capital funded the loan within seven days and carried out an internal valuation analysis with no redbook. The borrower was going through a forward purchase and due diligence process with an institutional buyer, which can take months to complete – our facility enabled the owner/borrower to release capital up and fund a new acquisition, whilst the forward purchase progressed.
