£20 Million Bridging Loan in Mayfair

Cohort Capital provided a £20 million bridging loan to refinance a prime residential property in Mayfair Village, enabling a long-standing client to exit a private bank facility at short notice. The transaction was completed in just three weeks, demonstrating Cohort’s ability to deliver speed and certainty for high-net-worth borrowers when timing is critical.

The loan was secured against a Grade II listed freehold property with a combined value of approximately £56 million. The property, has recently undergone an extensive refurbished and spans over 21,200 square feet. The house is 11 bedrooms, and features leisure facilities including a swimming pool and private outdoor terrace and garden areas.

Despite the property being vacant with no rental income to service the debt, Cohort took a holistic view of the borrower’s net worth, existing relationship, and proven track record in prime residential investment. The borrower, an experienced property investor with a substantial portfolio across the UK and Europe, has worked with Cohort for three years and currently has £10 million of existing lending with the firm on other residential properties.

When the borrower’s private bank requested redemption of their loan, Cohort was able to act decisively. With direct investment committee approvals and no institutional constraints, the firm structured a tailored solution. The loan-to-value of 36% provided sensible leverage against this high-quality Mayfair asset.
